Assume the room passes every eligibility test and the business has enough income to absorb the tentative deduction.\u003C/p>\u003Cp>The calculation is 150 square feet multiplied by $5, producing a tentative deduction of \u003Cstrong>$750\u003C/strong>. The freelancer cannot also deduct the business share of rent, utilities, renters insurance or general home repairs as home-use expenses for that same year.\u003C/p>\u003Ch3>Comparable example: actual-expense method\u003C/h3>\u003Cp>Use the same hypothetical room and assume annual indirect costs of $24,000 in rent, $2,400 in utilities, $300 in renters insurance and $500 in whole-home repairs. The business-use percentage is 150 divided by 1,000, or 15%.\u003C/p>\u003Cp>The indirect costs total $27,200. Allocating 15% produces $4,080; adding a hypothetical $400 repair confined to the office creates a tentative actual-expense amount of \u003Cstrong>$4,480\u003C/strong>. This conditional example assumes every cost is properly classified, the space qualified throughout the year and the income limit does not reduce the result.\u003C/p>\u003Cp>The actual-expense result is $3,730 higher in this example, but that does not make it universally preferable. Actual expenses require stronger documentation, and homeowners must address depreciation. Lower housing costs or a smaller eligible area may make the simplified method’s administrative convenience more valuable.\u003C/p>\u003Ch2>How to compare the methods using your records\u003C/h2>\u003Cp>Prepare both calculations using the same eligible area and qualifying period. Under the actual method, an owner generally calculates depreciation for the business portion of the building, excluding land.
